The short version

The best new home communities in Overland Park right now are Southern Meadows, Sundance Ridge, Riverstone Valley, Wild Horse, Woodmyre, and Walnut Reserve. All six sit in the Blue Valley School District, and between them they hold 86 active new construction listings from the mid $600Ks to $2.3M custom as of this update.

That's the short answer. The longer one is that Overland Park has 179 active new construction listings right now, the most of any Kansas City suburb, and almost all of them sit in one stretch of South Johnson County that most search sites can't actually show you. This guide is what I'd tell you on a call: where each community actually is today, who's building there, what it really costs, and what changed since last year.

First, the one thing to understand about new homes in Overland Park

Almost every new home community in Overland Park sits in what we call the New Homes Corridor: roughly 159th Street down to 199th, from Pflumm east toward State Line. If you've been searching and everything feels clustered in one area, that's why. This is where the master-planned communities, model rows, and buildable lots are.

Two things make this corridor what it is. First, schools: every community in the featured list falls inside the highly rated Blue Valley School District. One nuance most buyers get wrong: the school district question in South Overland Park isn't Blue Valley versus Olathe. It's Blue Valley versus Spring Hill, which covers the far southwest edge (Wolf Run, Chapel Hill, and Coventry Valley's final phase are Spring Hill schools). Always confirm the assignment for your exact lot, especially this year: the brand-new Wolf Springs Middle School opens in August 2026 near 179th and Quivira, and boundaries shifted with it.

Second, momentum. This is the part of the article that changed most since last year, because the big infrastructure bets actually landed. The 69Express toll lanes opened February 21, 2026, a $572 million project that changed the commute math for everything south of 151st. At BluHawk (159th and 69), the AdventHealth Sports Park has been open since late 2024, the first hotel opened in May 2026, and The Boundary retail district is coming online. Retail follows rooftops, and buying in while it's still arriving is part of the appeal.

Here's the hidden insight most buyers miss: the single most important thing about a new community isn't its price. It's its stage. A community that's still dirt is a completely different decision than one with a finished model row and homes you can walk through in 60 days. So for each community below, I'll start with where it actually is today, backed by live MLS counts pulled the week I updated this.

Where: 186th and Mission Road in Southeast Overland Park, minutes from State Line and US-69, about 15 minutes from PrairieFire.
Schools: Blue Valley.
Stage in 2026: Active and moving fast. The model row is open, first phases are well underway, and homes range from move-in ready to a few months out.
Size: 510 acres and more than 1,200 planned homesites, one of the largest master plans in the metro.

This is the story of Southern Meadows: it is the lowest entry point into new construction in the Blue Valley School District. The mid $600Ks headline is the starting point, and custom homes in later phases go higher. Future phases are planned to open additional price points.

What I watch for here: If your goal is to get into Blue Valley new construction for the least money, this is usually the answer whichever way you're buying. Move-in ready and nearly finished homes turn over constantly at the entry price point, and if you'd rather build, new phases keep opening lots. Just remember a big master plan sells in phases: entry pricing, open lots, and which builders are releasing homes all shift as phases release, and the finished cost depends on the lot and finishes. One honesty note: the resort amenity package (clubhouse, pool, pickleball, trails) is still in the planned stage, so ask which phase it lands in.

2. Sundance Ridge: the most active community in Overland Park right now

Where: 175th between Mission and State Line, Southeast Overland Park.
Schools: Blue Valley.
Stage in 2026: Established and in full swing across its three neighborhoods (Archer's Landing, Red Fox Run, and Big Sky), roughly 700 homesites in total. Unlike most of this list, the amenities are already built: The Village clubhouse, fitness center, and resort pool are open today.
Developer: Rodrock.
Live MLS picture (this update): 23 active listings, the most of any Overland Park community, running $599K to $1.03M, with 17 more under contract. HOA runs $1,350 a year.

Last year I had Sundance Ridge in the honorable mentions. The current numbers say it belongs in the featured list: nobody in Overland Park has more homes you can actually buy right now, and the sub-$600K entry point is one of the lowest in Blue Valley.

What I watch for here: Selection is the superpower, whichever buyer you are. With 23 homes on the market, you can walk finished and nearly finished homes across three distinct neighborhoods in a single Saturday, and if you'd rather build, later phases still have lots with the amenities already up and running. The flip side of volume is variance: the neighborhoods feel different from each other, and the right one for you depends on style and budget. Walk more than one before you decide.

3. Riverstone Valley: the most accessible way into the pricier west side

Where: 183rd and Quivira in South Overland Park, quick access to US-69, with Heritage Park and the Overland Park Arboretum next door.
Schools: Blue Valley.

What I watch for here: Know the geography of price here: the west side of US-69 is the more expensive side of South Overland Park, and Riverstone Valley is currently the most accessible way in. Standing inventory from top builders starts in the high $700s while its west-side neighbors start closer to $900K and up. That works for both kinds of buyers: finished homes you can walk today, or a lot and plan you can compare against the built model row before committing. Amenities (clubhouse, pool, sport court, playground) are still coming, so ask which phase they land in.

4. Wild Horse: the one selling faster than it's listing

Where: 179th and Switzer in South Overland Park, about a mile off US-69, walking distance to Wolf Springs Elementary and the brand-new Wolf Springs Middle School opening August 2026, and minutes from BluHawk.
Schools: Blue Valley.
Stage in 2026: Actively building through its five planned phases (418 homes total). A year ago this was roads-going-in. Today the model homes are up and inventory is moving.
Developer: Drake Development.

What I watch for here: With more homes under contract than listed, this is a move-fast community no matter how you're buying. If you want a finished home, the specs that hit the market are going pending quickly, so being early to a new listing matters more here than anywhere else on this list. If you want to build, the play is knowing which lots are genuinely available versus already spoken for, and that changes week to week. The school piece is a genuine draw too: this is the closest featured community to the new Wolf Springs Middle School.

5. Woodmyre: a private, custom-feel neighborhood that's now building

Where: Off Quivira just east of Riverstone Valley, 40 acres surrounded by large-acreage parcels that buy it privacy and green space.
Schools: Blue Valley.
Stage in 2026: Under construction with real momentum. It opened for lot reservations in 2025; now foundations are in and finished homes are hitting the market through 2026.

What I watch for here: Woodmyre is small, around 85 homesites, which is the whole point. You get the feel of a quiet custom neighborhood with an amenity plan (pool, pavilion, pickleball and basketball, a half-size soccer field) you'd normally only see in a community five times the size. And you don't have to build to get in: 13 finished and under-construction homes are listed right now. If you do want to build, lot selection is still open, but small communities close fast, and the amenities are slated for early 2027, not today. If privacy is your priority, don't wait to look.

6. Walnut Reserve: 39 estate lots on a wooded ravine, true custom

Where: 185th and Metcalf, east of US-69, tucked along a deep wooded ravine. About as secluded as it gets while staying minutes from the highway.
Schools: Blue Valley.
Stage in 2026: Building, and further along than most people realize. The first finished customs are on the market now, and lot selection is still open with full buildout running into 2027.

What I watch for here: Walnut Reserve works for two very different buyers: the one who wants to design a custom from scratch on a private lot, and the one who wants a finished custom without the year of building, because the first completed homes are on the market right now. It's roughly 39 homesites, most around a half acre, nearly every lot backing to tree lines, with about a third of the property preserved as green space. With this few homesites the lot is a big part of the value, and the wooded ravine-backing lots go first. Either way, this is a conversation worth having early.

New on the map: Falls at Wolf Creek

One community opened up since the last version of this guide, and it's worth knowing about before the model homes exist. Falls at Wolf Creek is now taking lot reservations just east of 183rd Street between Quivira and Pflumm, right inside the corridor.

Where: east of 183rd and Pflumm, South Overland Park.
Schools: Spring Hill (Timber Sage Elementary, Forest Spring Middle, Spring Hill High). Note the district: this is one of the corridor communities on the Spring Hill side of the line, not Blue Valley.
Stage in 2026: Earliest possible. Lot reservations are open, homes start from the $900s with custom builds running toward $2.5M, and the first build is already spoken for: a $1.5M Don Julian home went under contract before this update, with no active inventory listed yet. The draw at this stage is the land: lake view homesites, greenspace and walk-out lots, and a low-traffic setting.

What I watch for here: Reservation-stage communities are where lot choice is genuinely wide open, and with four established builders signed on, this one starts with credibility. If you're building, settle two questions before reserving: whether Spring Hill schools work for your family, and which builder's product actually fits your budget once you're past the starting price. If you only want finished homes, put this one on your watch list instead: the first specs and models will land over the next year, and early inventory in a brand-new community is often priced to set the tone.

Here's what I see go wrong. A buyer picks a community off the starting price on a sign, falls for a spec home, and only later runs into the design-center upgrades, the site costs, the price difference between lots, and a finished number well above where they started. The lowest visible price and the actual finished cost can be two very different numbers.

The fix isn't complicated, but it takes local knowledge: compare communities on included features, lot pricing, allowances, and finished cost, not the headline number. Know which stage each community is really at. Know which builders in each one fit your budget and your customization appetite. And ask about HOA dues and any special benefit district assessments for the specific lot, because in South Johnson County those vary by community and phase and they belong in your monthly math. That's the comparison that protects a $600K to $2M decision, and it's exactly the comparison the search sites can't do for you.

Are Overland Park's new communities in Blue Valley or Olathe schools?

Nearly all of South Overland Park's new communities are Blue Valley. The real boundary question is Blue Valley versus Spring Hill on the far southwest edge: Wolf Run, Chapel Hill, Falls at Wolf Creek, and Coventry Valley's final phase are Spring Hill schools. Always confirm the assignment for your exact lot, especially with Wolf Springs Middle School opening in August 2026.

Which Overland Park communities are selling fastest or sold out?

Wild Horse currently has more homes under contract than listed. Wolf Run's first phase sold out and Summit Homes took over its future phases. Chapel Hill is down to roughly 25 remaining lots and Century Farms is in its final phase. The newest name on the map is Falls at Wolf Creek, now taking lot reservations east of 183rd and Pflumm.

Can I still pick a lot or build custom in these communities?

Yes. Walnut Reserve is fully custom on 39 estate lots, Falls at Wolf Creek is at the lot reservation stage, Woodmyre still has lot selection with four luxury builders, and later phases of Southern Meadows, Sundance Ridge, and Wild Horse keep opening new lots. What's available changes week to week.
